Alex Kaplan is a real estate lawyer with a diverse transactional practice representing owners, investors and developers, and acquirers in all aspects of acquiring, disposing, leasing, construction, developing and financing complex sites. Mr. Kaplan has particular experience representing international investors in trophy properties located in New York City and Washington, D.C., and acquirers and developers of sports stadium and arena facilities. Mr. Kaplan has also represented clients in real estate transactions, for pharmaceutical, hotel, commercial office, health care, gaming and retail sites, and in corporate governance matters in connection with real estate development and ownership.

Professional Background

Prior to joining K&L Gates, Mr. Kaplan was a real estate and corporate associate at another international law firm, where his practice also included advising clients in the defense contracting, banking and pharmaceutical industries on mergers and acquisitions.

Cross-Border Investment
  •  Represented a non-U.S. investor in its approximately $350 million acquisition of 300 E Street, S.W., Washington, D.C., which is currently the site of NASA’s headquarters.
  • Represented a non-U.S. investor in its approximately $150 million acquisition of the recently completed office building located at Sentinel Square II, Washington, D.C.
  • Represented a Qatari investor in its $52 million acquisition of the Le Meridien Hotel at the Galleria in Dallas, Texas.
  • Represented a non-U.S. investor in its acquisition of a $190 million mezzanine loan with respect to One Worldwide Plaza in New York City.
  • Represented a non-U.S. investor in its acquisition of a $70 million mezzanine loan with respect to a portfolio of 92 hotel properties located nationwide.
  • Represented a non-U.S. investor in its acquisition of a $35 million subordinated mortgage note secured by 285 Madison Avenue.
  • Represented a non-U.S. investor in its acquisition of a $50 million participation interest in a $900 million mortgage loan secured by Central Park Tower, which upon completion will be the second-tallest building in the United States.
  • Represented a non-U.S. investor in its acquisition of a $55 million mezzanine loan with respect to the Westin Times Square.
Sports
  • Represented the District of Columbia Government in the negotiation of the development agreement and ground lease for the development of the new 4,200 seat entertainment and sports arena on the St. Elizabeth’s East campus to be occupied by the Washington Wizards and the Washington Mystics.
  • Represented Steve Ballmer on real estate matters in connection with his $2 billion acquisition of the Los Angeles Clippers.
  • Represented the National Football League on real estate matters in connection with the development of a new stadium site located in Los Angeles.
Pharmaceutical
  • Represented Eisai in the sale of its Research Triangle Park, North Carolina manufacturing campus to Biogen and negotiation of a complex lease and purchase option agreement including arrangements for shared use of pharmaceutical manufacturing facilities.
  • Represented Ben Venue Laboratories (a member of the Boehringer Ingelheim Group) in the sale of its multi-acre injectable drug manufacturing facility located in Bedford, Ohio.
  • Represented a subsidiary of Piramal Enterprises Limited (India), on real estate matters for its $42 million acquisition of Ash Stevens, including review and advice concerning pharmaceutical research and manufacturing facilities in the Detroit, Michigan metropolitan area exceeding 60,000 square feet and potential for development of new facilities.
General
  • Represented Chemtrade on real estate security matters in connection with its $1 billion financing to acquire General Chemical, which was secured by more than 20 complex sits located nationwide.
  • Represent Washington Capitol Partners in all aspects of its acquisition, financing and leasing of office and industrial buildings located in the District of Columbia, Maryland and Virginia.
  • Represented The Watermill Group in the sale and leaseback of its industrial facility located in Sterling Heights, Michigan.
  • Represented the Ourisman Automotive Group on real estate matters, including the acquisition, leasing, development and financing of dealership sites in the District of Columbia, Maryland and Virginia, as well as dealership acquisitions and corporate governance matters.
  • Represented Virginia Tire & Auto in all real estate aspects of the growth of its company in northern and central Virginia, including acquisition, ground leasing, leasing and development of service centers.
  • Represented Van Scoyoc Associates in negotiating its lease of over 20,000 square feet of office space as a leas tenant in the master planned mixed use project known as The Wharf on the Potomac waterfront in Washington, D.C.
Other Transactions
  • Represented the purchasing entity of the Dayton Dragons minor league baseball club in negotiating the loan to finance the acquisition.
  • Represented WSFS Financial Corporation in negotiating and closing its acquisition of publicly and privately owned community banks located in Delaware and Pennsylvania.
