Mr. Stearns has extensive experience advising a broad range of clients in commercial real estate developments and managing the permitting, financing and development of office, residential and other commercial development projects. Such clients include developers, institutional investors, buyers, sellers, financial institutions, hospitals, securitized mortgage brokers, landlords, tenants and others involved in real estate and business transactions. Mr. Stearns has significant experience appearing before local zoning boards for zoning relief for large scale commercial development and telecommunications installations. Mr. Stearns has worked extensively with the Massachusetts Department of Environmental Protection and the U.S. Environmental Protection Agency on environmental enforcement, permitting and liability issues, and has managed large-scale brownfields developments.  Mr. Stearns manages national corporate real estate needs, principally leasing, for a technology company.

Mr. Stearns is a LEED Accredited Professional (LEED-AP), a distinction he earned through the Green Building Certification Institute. As a LEED-AP, he has demonstrated a thorough understanding of green building practices and principles, as well as the LEED Rating System.

In 2009, Mr. Stearns was awarded the Legal Servicer Provider of the Year Award by Core Net's New England Chapter.

Speaking Engagements

He has lectured on zoning, brownfields development and environmental law topics before Massachusetts Continuing Legal Education, the International Facilities Managers Association, the Massachusetts Hospital Association, the Institute of Business Law, the New England Environmental Expo, the Rhodes Island Bankers Association, the Federal Deposit Insurance Corporation, multiple banks and trade associations, and the Boston Bar Association.

Additional Information

Mr. Stearns is co-author of the chapter on zoning variances in the MCLE Massachusetts Zoning Manual, 2005. He is the author of the chapter on U.S. environmental regulation in the international publication Environmental Regulation: Its Impact on Foreign Investment, Graham & Trotman (1992). He is the author of the chapter on topical due diligence in Securitization, Asset-Backed and Mortgage-Backed Securities, Butterworth Legal Publisher (1995). He is co-author of “A Survey of Recent Environmental Decisions in Massachusetts and the First Circuit” in The Massachusetts Law Review  (September, 1990).
